A 45,000 sq ft office building on a constrained South Beach site, combining tilt-up wall panels with post-tension decks under a compressed 8-month schedule.
ABOUT THE PROJECT
The South Beach Office Complex presented one of the tighter site logistics challenges our team has faced. The 45,000 square foot, three-story office building sits on a half-acre parcel flanked by occupied commercial properties on three sides, leaving minimal laydown area for panel casting and crane operations. Our team coordinated closely with neighboring property managers to secure temporary easements for crane swing paths and scheduled all major lifts during off-peak hours to minimize disruption. Tilt-up construction was the right call for this project — casting 38 wall panels on-site allowed us to avoid the truck staging issues that would have come with precast delivery on narrow South Beach streets. Each panel averaged 28 feet tall and required precise rigging given the proximity to adjacent structures, with as little as six feet of clearance on the south elevation. The post-tension deck system across all three floors kept the structure depth shallow, which was critical for meeting the building height restrictions in the zoning overlay. The owner needed the shell complete in eight months to align with their tenant buildout schedule. We ran two crews overlapping — one finishing panel erection on upper levels while the second began PT deck pours below. Despite three weather delays during peak hurricane season, the team held the turnover date, completing roughly 1,800 cubic yards of concrete across foundations, decks, and site flatwork.
