ABOUT THE PROJECT

The Miami Gardens Retail Plaza is a multi-tenant commercial development anchored by three major retail spaces and eight smaller inline units. The structural concrete scope included spread footings and grade beams sized to support masonry bearing walls, plus thickened slab edges at each tenant demising wall location. Because each tenant space had different interior finish requirements — ranging from polished concrete in the anchor spaces to standard broom finish in the inline units — we coordinated slab finish specifications on a unit-by-unit basis with the GC's tenant coordination team. The exterior flatwork was the largest single component of this project. We placed over 60,000 square feet of parking lot concrete and pedestrian walkways, all of which had to meet ADA slope and cross-slope requirements across a site with roughly 18 inches of grade change from front to back. The parking areas received a six-inch reinforced section designed for heavy truck delivery traffic at the loading zones, while pedestrian paths used a four-inch section with a broom finish and tooled joints at four-foot spacing. Detectable warning surfaces and curb ramp geometry were laid out by our field team and verified by the project's accessibility consultant before each pour. We sequenced the work to keep the parking lot pours ahead of the building slabs, which gave the other trades drive-on access to each tenant space as soon as the walls went up. The full scope ran approximately 1,600 cubic yards across 16 pours over a 10-week window. The plaza opened with all eleven tenant spaces turned over within two weeks of each other.
